What We Provide

RUDAS LLC operates this website and the services described below.

• Property listings with photos, details, and general area maps
• Property inquiry and showing request forms
• A portal for authorized staff, property management, maintenance, and assigned tenants
• Operational records for leases, rent charges and recorded payments, deposits, service requests, lease-end reviews, and property dispositions
• Newsletter and notification communications
• Informational calculators for mortgage, rent, and investment estimates

External Screening and Rent Collection

RUDAS LLC uses Zillow Rental Manager outside this platform for tenant screening and rent collection. Screening, applications, payment submission, and payment credentials handled there are governed by Zillow's terms and privacy policy and any separate lease or payment agreement. This platform does not accept or process rent and does not store card or bank account details.

• Authorized staff may record monthly rent charges, partial or full payments received externally, late fees and waivers, reminders, remaining balances, and security-deposit activity in this platform
• Those entries are management records. Entering a payment here does not move funds, and a displayed balance does not replace the governing lease or determine legal rights
• Report any inaccurate payment, fee, deposit, or balance record to RUDAS LLC promptly

Calculators Are Estimates Only

The mortgage, rent affordability, and investment calculators run entirely in your browser and send nothing to our servers. They produce rough estimates for planning purposes only. They are not a loan offer, a rent quote, an appraisal, or financial advice, and actual figures will differ. Always confirm numbers with a qualified lender, accountant, or advisor before making a decision.

Accounts and Access

Portal accounts are created by RUDAS LLC and assigned a role that determines what you can see and do. Accounts are not self-registered.

• Provide accurate information and keep it current
• Keep your password confidential and do not share your account
• Passwords must be at least 10 characters with mixed character types
• Accounts lock temporarily after repeated failed sign-in attempts
• Tell us immediately if you suspect unauthorized access
• You are responsible for activity that occurs under your account

Acceptable Use

When using the site or portal, you agree not to do any of the following.

• Break any applicable law or regulation
• Submit false, misleading, or fraudulent information
• Harass, threaten, or impersonate anyone
• Upload malicious code or attempt to compromise the platform
• Attempt to access accounts, data, or areas you are not authorized to use
• Scrape, harvest, or bulk-collect listings or other users' information
• Send spam or unsolicited commercial messages through our forms

Listing Information

We work to keep listings accurate and current, but details including availability, pricing, measurements, and features can change or contain errors. Listing content is provided for general information and does not form part of any contract. Maps show a general area rather than an exact location. Always verify details directly with us and carry out your own due diligence before making a decision about a property.

Governing Law

These terms are governed by the laws of the State of Tennessee and applicable United States federal law, without regard to conflict of law principles. Disputes are subject to the jurisdiction of the courts located in Knox County, Tennessee.
